Which is better for your FICO score: Paying off your credit cards, or paying off your mortgage?

Most people say they would pay off their mortgage to increase their credit score the fastest. But when it comes to FICO scores, eliminating charge card debt is far more powerful than eliminating mortgages and car loans.

And if you think about it, it makes sense. When assigning a credit score, the scoring bureaus assess risk by asking one question: How likely will this borrower default in the next two years?

Most people prioritize their mortgage payments; they would rather skip a few meals than lose their home. So having a balance on your mortgage isn’t really that risky. But people aren’t quite as responsible with their Visas and MasterCards. In fact, even the most financially responsible people make a few bad decisions when it comes to the allure of credit card spending.

So keeping a low balance (or no balance at all) on your credit cards is a far better indicator of your financial situation, and your ability to pay upcoming bills.

The moral of the story: If you want to increase your FICO score, get your credit card balances under control!

I need a dose of Spring---Actually BASEBALL!



Ok, I love the  Denver Broncos and the Denver Nuggets as much as anyone but I don't love winter.  I need a dose of Baseball, Colorado Rockies style.

I ran across a post with this picture on it and I just had to share:

As you know, I love the Castle Rock in Castle Rock, Colorado as one of my favorite places to be
SEE POST but my very favorite place to be is the pavilion at Coors Field.

In the pavilion, I can smell Dave's famous BBQ, I can catch home run balls, I can see the down town skyline and I can heckle Matt Kemp in center field and show love to Carlos and Dex all at the same time. (oh we do like to get on Kemp's case and we will really miss Dex)

My predictions for the 2014 season?  Rockies Rule!!!

Ok, I won't get carried away but in my best dreams I see Tulo playing 155 games, Cargo not having issues with his wrist, De La Rosa winning 20 games, Chacin winning 18 games, and Anderson being 100% healthy and winning 16 games.

We won't see Jeff Francis this year even though I really like him--watched him a lot in person at Drillers Stadium while I lived in Tulsa.

So, am I dreaming?  Maybe.....we'll see.  Maybe we should put the Rockies in the 2014 WISH MACHINE.  See it in action!!

Ok, so I'm a dreamer!  NOT!

On Top of the World...well, almost!



There's absolutely nothing like it!  Standing on top of the world or in my case on top of the Castle Rock, in Castle Rock, Colorado.

The best trip to the Castle Rock ever was on Thanksgiving day a year or so back.  The sky was as blue as I have ever seen it in Denver or anywhere in Colorado.

Since most businesses where closed and there was almost no traffic moving across the city, the air was pure and I could see for miles.

Take a look:



My house on the Red Hawk golf course is over my shoulder in the back ground.

Being the mortgage guy with the passion for real estate, especially Colorado real estate, I was scanning some more listings today and ran across one just up the hill from Castle Rock, in Castle Pines.

This listing belongs to Rike Palese and Jonathan Keiler of Re/Max Professionals in Englewood, Colorado.

Here's what makes this one special to me...this is a home with a view!  A view of pine trees which are my favorite.  It is also a home with a three car garage.  Like I always say, I like space.

The Google Search for Real Estate



People search on Google and other search engines every day for real estate properties.  What do people search for?

For me, I would search for homes with golf courses, or homes with basements...I like a lot of space.

Of course homes with pools, or homes with inlaw suites are popular.  Many people like to look for luxury homes or homes with jumbo loans like this one listed by Louis Chang of Equity Colorado for $895,000: 


This house sits on almost 36 acres, like I said, I like open space, and it is huge at 5967 square foot.  You may Google some of these amenities as well:  Unobstructed views, gated entry, hardwood floors, granite counter tops, a chef's gourmet kitchen, and  Jacuzzi Tub---Yep this house has it all.


Others try to keep it simple.  I found this listing by Mary Beth Bonacci of Re/Max Alliance for $145,900



For this one, I may Google condo on ground floor, or 2 bedroom and 2 bath condo with new carpet.  This one has 1041 square feet and minutes from C-470 and Park Meadows.


Other popular Google real estate searches are for specific loan types for instance Section 184 loans for Native Americans, or FHA loans, VA zero down loans.  

Many buyers, especially first time home buyers like to search homes for sale on Zillow or homes with no down payment.

 Retired buyers may look for homes with RV parking or an RV garage.
